Why we have an Inspection Agreement?

A copy of our 'Inspection Agreement' is available below. It was developed by the Pennsylvania Home Inspectors Coalition (PHIC) as a standard form for use in Pennsylvania. This agreement develops an up front understanding of what you can expect and what you should not expect from an inspection.

Despite every effort to discern the condition of all components, the inspection process may at times yield incomplete results. Incomplete or inaccurate information from the home owner, weather conditions, concealed conditions, and time constraints on what is most often a three (3) hour inspection sometimes yields incomplete information. Therefore, the primary purpose of this ‘Inspection Agreement’ is to develop a mutual understanding about the limitations of an inspection and to get you thinking about what other, more detailed evaluations you may want to have performed.
